Gold Coast Mansion – HVAC & DHW System Overhaul

The Challenge

When a historic Gold Coast estate — one of Long Island’s most notable estate purchases— changed ownership, the new owner set out to upgrade every aspect of the property to the highest standard. Klima New York and Thermal Solutions were brought in to reimagine the HVAC and domestic hot water (DHW) systems in a way that respected the home’s legacy while meeting modern performance and sustainability goals. This project came with unique challenges:

• All-electric mandate
• Zero visible HVAC components to preserve aesthetics
• Concrete and rebar construction, severely limiting space for mechanical infrastructure

The Solution

Working within these tight constraints, our team delivered a cutting-edge, fully electric HVAC and DHW system — one of the most advanced residential installations on Long Island.

Mechanical System Highlights:

• 60 tons of LG VRF heat recovery across two systems
• 18 ducted indoor units and 14 vertical air handlers by LG
• 1 mid-temperature hydrokit providing both hot and chilled water to a Magicaire AHU
• 2 LG Energy Recovery Ventilators (ERVs)
• 4 Return air fans for enhanced airflow and pressurization
• 4 Humidifiers
• 2 High-temp hydrokits supporting:
  • Domestic hot water production
  • Radiant floor heating in kitchens and bathrooms

Advanced Controls & Integration:

• Klima Controls installed a highly customized system featuring:
  • (23) LG thermostats with discreet Zigbee wireless sensors
  • (8) Verdant wireless thermostats for bedrooms
  • Group control of rooms served by multiple units in order to provide coordinated supply air temperature for the entire room
  • Integrated control for ERVs, humidifiers, return fans, AHUs, and radiant systems
• Custom controls interface was designed to end user’s specific needs
• Mobile (smartphone) user interface for optimized user experience

The Result:

A landmark estate — originally built with little consideration for HVAC —was elevated with a high-performance HVAC system that blends effortlessly into the estate’s architectural design. This project sets the bar for what’s possible in high-end residential HVAC modernization.
